Navodari, but also being the nearest reach resort for the Romanian southern cities, Mamaia beach is proposed to be designed to have an year round atraction in at least the first stripe \u2013 the maritime parc.<\/p>\n\n<p>The project proposes in this buffer area between resort and the beach (of maximum 30% of the beach width) different spaces surrounded by vegetation that can accommodate concerts, sporting events of different scales, but also playgrounds, outdoor gyms and dog parcs. In this way the activities get shadow and wind protection so that Mamaia can be attractive all year long for both locals and tourists.\u00a0All these facilities will be adaptated to sand areas.<\/p>\n\n<p>This green corridor parc, that will also protect the resort from the coastal winds is composed of two types of green areas:<\/p>\n\n<ol class=\"wp-block-list\" type=\"1\">\n<li>Along the entire length of the beach &#8211; small trees and large shrubs placed at the edge of the beach, next to the existing built context and the beach becomes a filter zone between urban and natural environment, and also restores the green plantations that were lost from the 1960s project over the time.<\/li>\n\n\n\n<li>Mainly along segment B and C of the beach (but also like in some points of segment A that continues some former similar areas in the nearest bays in Constanta) a second linear layer of green area is represented by low &#8211; rise dunes.\u00a0 The dunes were there before the resort planning and are still found on the less used Black Sea baches, so we proposed also a revival of this ecosystem, both aesthetic and functional.<\/li>\n<\/ol>\n\n<p>Using green areas as buffers between traffic, buildings and beach was one of the key planning strategies for the resort in the past, that insured quality and functionality \u2013 this principle should be revived and used again for Mamaia\u2019s development. Taking advantage of the beach width the high shrubs will be doubled by herbs and dune plantations.<\/p>\n\n<p>In this area, a pedestrian boardwalk creates a longitudinal spine stretched through all the areas of the competition zone.<\/p>\n\n<p>This walk is linked to the former sea promenade \u2013 now being the resort main promenade, with small entrance squares or access alleys. Also, this access points are ment to restore the former beach entrance points logic of the resort \u2013 lost in the chaotic development of the small pavilions of the 1960s beach \u2013 now hotels, stores etc. They are set in front of the main cross connections of the resort or in conjunction with important hotels or elements of the urban tissue.<\/p>\n\n<p>One of the goals of the project is to preserve the few remaining visual connections between the sea and the lake, as this is an important scenic quality that has been lost due to the chaotic urbanism of the last two decades.<\/p>\n\n<p>The main entrances will be equipped with sanitary and first aid modules and garbage recycling stations and will have a small green area in the middle. The secondary accesses will be equipped with foot showers and recycling points.<\/p>\n\n<p>A bicycle connection spine is also proposed along the pedestrian walk (but separate) on almost two thirds of the beach length turning and returning from the resort bicycle lane \u2013 that we propose should be wider in the end. This connection links the most part of the activity zones in between the green spaces, so that it will be easy to everyone to access them by foot, by bike or foot scooter.<\/p>\n\n<p>Parallel to the green area (zone 1), the next stripe of the beach is proposed to be a mix between beach-bars and beach sports and play areas (zone 2). This longitudinal stripe of maximum 50m width is proposed to be linked by a beach path \u2013 that will make the tour of the terraces, facilities and beach equipment in this area.<\/p>\n\n<p>Even if each subsector will be rented and administered separately, our proposal refuses to slice the beach into around 90 parts and proposes to keep the longitudinal links active along the entire length of the beach. In this logic similar functions were set along 2 beach paths, a second one was generated in segment B and C (the widest parts of the beach) with shadow gazebos. These modular structures that can be can be removed during the off-season period can be used and lightly customized by each tenant and be used in any way \u2013 but is forbidden to be closed.<\/p>\n\n<p>For the resort extented area marked in the plans, our proposal (in the absence of clear requirements) is to restore the urban landscape as much as possible to the design principles set in the 1960s and even before for some of the historical landmarks &#8211; the urban parks that once linked the lake to the sea and set a construction gap that organized the at macrolevel the resort. In this way we used old plans and old postal cards to revive the spaces in all these 4 areas: Perla \u2013 Parc entrances, Casino square and adjacent lateral spaces, Rex square and Estival restaurant area. In all these areas we prioritized shadow alleys towards the beach \u2013 reconstructing where lost the beach-hotel paths targeting. For the 3 important squares crossing the whole width between Mamaia blvd and the beach we considered that is more important to restore green areas prior to mineral ones. Instead of the laki in front of Perla we also proposed a lawn.\u00a0\u00a0\u00a0<\/p>\n\n<p>Proposed pavilion design principles:<\/p>\n\n<p>We proposed two types of pavilions:<\/p>\n\n<ol class=\"wp-block-list\" type=\"a\">\n<li>Modular ones for the facilities set along the entrance points and the beach bars. This ensures that they can be removed during the off-season period, are easy to maintain and occupy a small footprint, leaving the scenic nature the central role. All proposed equipment, including the recycling stations, is based on the materials and principles of sea products manufacturers &#8211; resistant to sea environment and vandalism.<\/li>\n\n\n\n<li>Wooden structures for sea lifeguard towers, beach changing cabins, showers or beach terraces. These self-sustaining structures are also well-known typologies, sled type, that can be removed in the off-season period.<\/li>\n<\/ol>\n\n<p>The pavilions create visual links between the different parts of the beach. They ensure orientation both on the longitudinal or transversal crossing of the beach space.<\/p>\n\n<p>Planting principles for the dunes<\/p>\n\n<p>Coastal dunes are in general a good habitat for wildlife and they support a high biodiversity of flora and fauna. They also keep beaches healthy by accreting sand and minimizing beach erosion rates. Along with the higher beach plantations they protect upland infrastructures by strong winds and the sand that comes along with it. A healthy dune system is an invaluable asset to coastal communities like Mamaia Beach. For the dune protection a symbolic fencing was proposed \u2013 with 2 purposes; 1\/ to keep people away from the areas and to let plants develop and not to die 2\/ to be easily maintained and planted in addition when a spot is damaged.\u00a0<\/p>\n\n<p>There were proposed three basic mixes of plants. One in the south, one in the middle and one in the north of the beach. There will be 2 planting stages with pioneer plants that will stabilize the dune areas in the first years and additional species for habitats diversification in the next ones. These areas offer an opportunity to reintroduce native rare and listed species. Supplemental planting in these areas will promote a healthier, more diverse strand zone.<\/p>\n\n<p>Objectives 1.\u00a0\u00a0\u00a0 Cultivate and support the biodiversity of local plants with conservation value. Maintain a low, stable strand zone comprised of native species. The historically stable coastal strand zone is most stable when it is populated by native plants. Additionally, maintaining low strand zone vegetation reduces safety concerns and improves the public\u2019s connection with the sea. 2.\u00a0\u00a0\u00a0 Create a first line of defense against erosion. Rooted grasses trap and accumulate wind-blown sand, build up the dune and create a sand reservoir for the system. \u00a0<\/p>\n\n<p>Casino area design principles<\/p>\n\n<p>Mamaia offers\u00a0incredibly rich historical value\u00a0that we recommed should be rehabilited as soon as possible to their original beauty:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>the monuments nearby the beach (Casino, Rex Hotel and The Royal Villa)<\/li>\n\n\n\n<li>other old villas inland the resort<\/li>\n\n\n\n<li>the urban spaces resulted from the more recent hospitality masterplan (+ 1960s)<\/li>\n\n\n\n<li>the former sea bar now burried in the sand.<\/li>\n<\/ul>\n\n<p>For the sea bar pavilion \u2013 protected heritage \u2013 we propose:<\/p>\n\n<ol class=\"wp-block-list\" type=\"a\">\n<li>the reabilitation of the visible parts of the monument in situ, without translation,<\/li>\n\n\n\n<li>replacing the missign parts with reinterpreted finishings and furniture (the walk, the lights, the slides, the stairs, the bar).\u00a0<\/li>\n<\/ol>\n\n<p>This strategy was taken as to maintain the visual relationship between the Casino and the pavilion at equal distance to the initial one.<\/p>\n\n<p>In addition to this principle, we proposed a vintage look beach area next to the Casino building \u2013 recalling the first landscaped beach of the Mamaia resort, back in the 1906\u2019 when people took the train from Constanta to spend a day at teh beach in this spot.<\/p>\n\n<p>This area will have a mixed use role as it is set in the middle of the second functional stripe of the beach: beach bar, playing area, expositional space, contemplation spot.<\/p>\n\n<p>The new sea walk proposes a promenade around the reverse form of the monument, the structural line recalling the promenade could be a halt for birds to be watched by people passing by.
